The lending landscape in Portugal is very similar to the Spanish mortgage market; whereby it was hit hard by the financial crisis in 2008 and since then domestic banks have tightened their lending appetite for foreign investors.  

Key considerations for purchasing property in Portugal

Retail banks provide attractive dry lending solutions for non residents with straight forward ‘vanilla’ profiles up to 60%-70% loan to valuation.

A growing amount of private banks have started to provide high value mortgage solutions in major cities for opportunities around 1,500,000 EUR.

The private bank will finance 100% of the acquisition price (or valuation – the lower) and requests between 35% to 40% of assets to be placed with the lender for the duration of the loan facility.
